From One Community to Thirty—And Counting

Some companies start with a business plan. We started with a broken HOA.

K&K Property Management was born out of frustration—the good kind, the kind that makes you say, “We can do this better.” Wade Street and Jen Booth first worked together at another well-known Park City property management company—Jen as the General Manager, Wade as the Director of Maintenance. But it wasn’t long before they realized that the corporate, rental-focused HOA management model that dominates the Park City market wasn’t cutting it. Communities were being treated as an afterthought—a way to gain access to short-term rental properties—not as the thriving communities they were meant to be.

Meanwhile, the HOA where Jen lived was dealing with some serious problems thanks to an out-of-town management company that never set foot on site. Maintenance was neglected, vendors were unsupervised, and board members—who had signed up to make community decisions, not to have to hide from their neighbors—were left to fend for themselves. The board knew Jen had community management experience and asked for help. She pulled Wade in, and together, they turned the Hamlet around.

That’s when they had a realization: HOAs in Summit and Wasatch County deserved better. They needed a full-service management company that handled everything—administration, maintenance, finances, and operations—with an HOA-first mentality, so board members could focus on leading instead of putting out fires.

And just like that, K&K Property Management was born.

In January 2023, the Hamlet HOA became K&K’s very first client. Three years later, nearly 30 communities have joined the K&K family, and we’re just getting started.

What makes K&K different?

We’re in this for the communities - not the rentals.

A lot of management companies in Park City focus on short-term rentals first, with HOA management as an afterthought. Not us. We don’t manage rentals or individual homes—because we don’t believe in conflicts of interest. Our only priority is your community.

Wade grew up in Midway and Heber and has spent his entire career working in Summit and Wasatch Counties. Jen has lived and worked in hospitality and property management in the Park City / Heber area for over a decade. We know the best vendors, we understand the unique challenges of mountain communities, and we always have a pulse on what’s happening that might impact your community.

We’re a full service management team.

That means we handle everything—HOA administration, accounting, maintenance, vendor oversight, facility care, common area cleaning, and even spa & pool care. No more juggling multiple contractors or hoping someone shows up. We take care of it all.

  • Director of Maintenance

    Wade Street runs our field operations, managing everything from emergency response to vendor oversight. He’s the guy who swings in and saves the day when something is leaking or broken—and he loves working with HOA boards to solve their toughest maintenance challenges (and he will always be honest with you about what those are!). Wade got his start in the maintenance department at the Homestead Resort as a teenager, where he developed a lifelong passion for fixing things and keeping communities running smoothly.

    Since then, he’s built a career in property management and maintenance, including four years as Director of Maintenance at Park City Lodging. Along the way, Wade has earned a reputation as one of the most trusted names in the field, receiving numerous awards, including the prestigious Manager of the Year Award from the Park City Area Lodging Association and the Breezeway Excellence in Maintenance Award.

  • General Manager

    Our HOA boards never need to panic—Jen has a spreadsheet (and usually an AI tool) for that! As our resident nerd and HOA expert, she keeps communities in top financial shape and in compliance with state and local regulations. Jen runs the office and oversees all administrative and financial operations for our associations.

    With more than a decade in property management, Jen has built a reputation as one of the leading voices in the industry on the use of AI in community management. She presented at the 2025 CAI National Conference in Orlando, and addressed leaders in the industry in the general session of CAI’s 2025 CEO-MC Conference in Palm Springs. Jen also serves on the Sponsorship & Membership Committee for the Utah Chapter of CAI (UCCAI), where she helps strengthen industry connections across the state.

    Before co-founding K&K, Jen modernized processes and developed new revenue streams at her first property, opened the condo-hotel Black Rock Mountain Resort, and managed Snow Flower Condominiums as the General Manager for Park City Lodging. She loves the unique challenges of HOA management and is passionate about giving boards the tools, data, and strategies to make smart, confident decisions.

  • Community & Project Manager - Consultant

    Greg Parks may be officially retired from his role as a community manager at K&K, but he’s not going far. Greg continues to consult with our team on large projects while branching out on his own to provide vacant home management services in the Park City area.

    Greg started his construction career in Buffalo, NY, working with his brother building custom homes. After moving to Park City in 1980, he spent years developing large projects with Jim and Mike Doilney, earning a reputation as a steady hand on complicated builds. A longtime local, Greg has always been a valuable resource for HOAs facing costly, detailed capital improvement projects.

    Before joining K&K in 2023, Greg worked with Wade and Jen for six years at Park City Lodging. During his time here, he was the wizard behind the scenes—keeping complex projects on track and navigating sticky owner situations with grace and ease. We’re grateful to still have him in our corner as an advisor and friend.
